DuaLiving is a design and build company specialising in premium backyard studios, secondary dwellings, and compact homes. Formerly known as Humpy Co. (QLD/NSW), we offer a seamless, end-to-end building experience with locally manufactured, flatpacked systems.

We service Queensland and Northern New South Wales under DuaLiving. For Victorian enquiries, our sister company Humpy Co. continues to operate and support clients in that region.

No. Our homes are constructed on-site. The wall frames are pre-clad off-site, then flat-packed and delivered to your property, where the build is completed in place.

Our Studio Range is designed to support family living needs, such as an extra bedroom, guest room, or space for a family member. These designs are intended to be occupied by members of the same household and are not designed or approved for separate rental.
The Living Range is designed to meet secondary dwelling requirements (subject to council approval and site conditions). These homes include the required amenities to support more independent living and are suitable for legal rental, making them an ideal solution for extended family accommodation or generating additional income.

Design & Build Process

Our standard designs offer a faster, more cost effective solution with tried and tested layouts. A custom build allows you to personalise the space based on your unique needs and site requirements.

That depends on the range you select and your local council regulations. Our Pod Range often does not require a permit, while our Studio and Living Ranges generally do. We’ll guide you through the approval process every step of the way.

Once approvals are in place, the onsite build typically takes 6–8 weeks. Our wall panels, including windows and doors, are premanufactured offsite to reduce delays and streamline installation.

Products & Customisation

Absolutely. While our standard designs are fixed to speed up approvals and reduce costs, we offer customisation options including window placement, finishes, and layout adjustments. For full custom builds, a tailored design process applies.

Our quotes include delivery and installation within a set radius, as well as a full list of standard inclusions. Council approvals and consultant fees are additional. We’ll always provide a clear breakdown, no hidden costs.

Yes, decks and pergolas are popular addons. Just let us know during your design consultation and we’ll include them in your quote.

Finance & Payments

We don’t currently offer inhouse finance, but we can recommend finance providers who understand secondary dwellings and modular homes. Ask our team for a referral.

Our payment structure is staged and clearly outlined in your contract. Typically, we require deposits at key milestones, including design, approvals, and construction.
