Approvals are one of the most important – and often most confusing – parts of building a secondary dwelling. Rules differ by council, and even between suburbs, so a one-size-fits-all approach rarely works.
Here’s what you need to know if you’re building in Logan, Ipswich or the southern suburbs of Brisbane.
What Counts as a Secondary Dwelling?
A secondary dwelling is a self-contained unit that sits on the same lot as your main home. These are commonly called granny flats, and they usually include:
- Separate entrance
- Living area
- Kitchenette
- Bedroom(s)
- Bathroom
Logan City Council Requirements
- Zoning: Permitted in most residential zones.
- Size: Maximum of 70m² (including outdoor areas).
- Parking: One additional off-street space is typically required.
- Building approval: Needed in all cases.
- Development application (DA): Only needed if your property doesn’t comply with zoning or size rules.
If you’re also considering alternative options to traditional secondary dwellings such as smaller prefabricated units be sure to explore our Gold Coast tiny homes page to learn how tiny homes designed for coastal properties might fit your needs.
Ipswich City Council Requirements
- Zoning: Most urban residential blocks are eligible.
- Size: Lot Size Max GFA (Secondary Dwelling) without needing DA
- 450 m² – 600 m² 90 m²
- 600 m² – 800 m² 120 m²
- 800 m² 150 m²
- Distance: Must be at least 10m from the rear boundary and 6m from the front boundary.
- Approval: Building approval always required; DA depends on site conditions.
Brisbane City Council (Southern Suburbs)
- Zoning: Allowed in Low Density and Character Residential zones.
- Size: Maximum 80m².
- Location: Must be behind or to the side of the main home.
- Access: Can share driveway access with main dwelling.
- Separate titles: Not permitted – must remain part of the same property.
Key Things to Watch
- Overlays: Flood zones or character overlays can affect approvals.
- Private open space: Councils require a certain amount of outdoor space to be retained.
- Connections: Sewer, water and electricity connections must meet specific standards.
For homeowners familiar with professional granny flat builders on the Gold Coast, the approval process follows a similar structure, with strict requirements around setbacks, services, and compliance documentation.
